Last weekend I took a first time homebuyer, D, out to condo hunt in the Clifton neighborhood. We always have a good time, because first time homebuyers tend to be so excited to find a new place to live – one that they can truly call their home.

We only had three condos to look at & our showing at the first place went smoothly. The unit was a little dated for a 20-something professional, so we quickly moved on to the next showing. This building was brand new, with a state of the art security system, an elevator & a rooftop terrace which we never located. As we toured the unit, a $198,000 2 bedroom/2 bath condo on the third floor, we discussed different elements of condo ownership & the pros and cons of the unit itself. When we had finished looking around, we decided to try to find the rooftop terrace. We exited the unit, locking the door behind us. After running around the building for a few minutes trying to find a sign that we expected would read “Roof Access,” we gave up & decided to move on to our final showing.

Moments after I placed the key in the lockbox I realized I had done one of the silliest things I’ve ever done while showing real estate – I’d locked my lockbox key in the unit. For those of you who don’t know, a lockbox key is a handy little device that looks something like a cross between a cell phone and a remote control, & it electronically opens the lockboxes that agents leave on houses. Without it, I couldn’t open the lockbox to retrieve the key for the unit, nor could I open the lockbox at our next showing.

Luckily, I was able to get in touch with the listing agent, a very nice man working for a rival company, & he was good enough to get one of his associates to come open the lockbox for us in record time.

Good News…Tax Credit Changes

The first time home buyer tax credit of $8000 is being extended. The deadline is now April 30, 2010. One significant change is, so long as a written binding contract to purchase is in effect on April 30, 2010, the purchaser will have until July 1, 2010 to close. This should alleviate the last minute scramble to close on the deadline date of April 30. The income ceiling for this tax credit is increased to $125,000 for a single person and $250,000 for a married couple. In addition to this, there is now a tax credit for current home owners who have owned their home as their priciple residence for at least 5 years of the previous 8 years. Get Your Tax Credits

Tax credits are an awesome benefit to buyers today. Did you know you can ammend your tax return and get the tax credit within a few weeks. The form is short and easy to do. There really has never been a better time to buy a house. If you’re a 1st time buyer you have the $8000 tax credit and if you’re a buyer buying new construction you have a $5000 tax credit. These tax credit won’t last forever. As of right now the $8000 credit runs out at the end of November. There is some possibility it will be extended but as of this moment that hasn’t happened. The $5000 is a program with limited funds and when those funds run out it’s over. There is still time to take advantage of all this and the large inventory of homes available, just don’t wait til it’s too late. $5000 New Home Tax Credit

The Kentucky General Assembly passed economic development legislation during the 2009 special session. There is a new home tax credit included in the bill. The legislation allows for a tax credit up to $5000 for buyers who qualify. This program is designed to help home buyers who do not qualify for the $8000 federal first time buyer tax credit. The home has to be new and never occupied to qualify. The buyer has to live in the home for at least 2 years. 25 million dollars has been allocated for this program and it is available on a first come first serve basis. Governor Beshear announced the tax credit applies to buyers who purchase a new home between July 26, 2009 and July 26, 2010.
